Ask me what my favorite real estate asset class to sell via auction is my answer will always be waterfront.  I've been doing this a long time and have always experienced that waterfront homes typically do very well via non-distressed auction.  People love the water.  Add a luxury home to the water and one has a highly desirable  commodity.

Currently, I am involved in two upcoming waterfront luxury home auctions. I have already received numerous inquiries and discussion of a pre-sale for one of those whose advertising has not even begun.  This home had been listing for a long period of time with few, if any serious inquiries.  I can only imagine how much activity will be generated once the advertising begins.

Regarding the pre-sale concept, the power that the date-certain event an auction creates forces buyers to act, sometimes in advance of the scheduled auction event.
