Well, here we are, in the heart of the season for non-distressed high-end luxury home auctions.  I just wrapped up a successful waterfront event last week and have two more waterfront events coming up in the next few weeks.

So why is this time of year so popular for our business?  It is because sellers are emerging from a dormant winter sales season and are trying something different.  You know the old saying that the definition of insanity is doing the same thing over and over expecting different results?  I rest my case..

Luxury home sellers are tired of their agents pricing the home too high and experiencing the classic series of price reductions.  They are also tired of flaky offers- would you finance it for me?  Are you interested in a trade?

The Spring and Summer brings about some type of renewal in the minds of savy sellers who like the idea of taking control of the sales process.

I have been in the luxury real estate auction business for a long period of time and don't think I have ever seen so many sellers downsizing.  As I mention here often, most of the luxury home sellers I work with are not distressed and do not have to sell.  Their primary reasons for sale are retiring, moving, downsizing, health issues, or some combination of these.

However, I am seeing a real trend of downsizing.  Clients of late have been living in homes ranging from 8,000 sq. ft. to 18,000 sq. ft.  They are tired of the constant maintenance and excessive recurring expenses that come with owning large homes like this.  All have had their home listed for an extended period of time with few, if any, legitimate offers.  Some are moving while yet others are experiencing health issues.  Does this sound like you or your client?

On this Independence Day, let's talk about the common dependence of both realtors and private sellers on the traditional method of sale only.  Yes, it is the most common and is best suited for most sellers but there is an alternative- non distressed auction.

When most people hear the word auction, they think distress, fire sale, etc.  While there certainly are those types of real estate auctions, there is also such a thing as a non-distressed auction.  Who would be a good candidate for such?  How about someone who does not have to sell and often times have little or no debt on their property.  Something has usually changed in their life with the usual suspects being downsizing, moving, retiring or there may be health issues.  They have usually had the property listed for some time with little or no legitimate offers.  The sale of their home is the one thing keeping them from moving on with their life.

Something like a luxury home auction forces affluent buyers to react by using a date-certain event, something that is not present in a traditional sale.  The high bidder places a non-refundable deposit in escrow and has 30 days to close period, end of story.  The property sells for full market value.  The agent receives a fee for referring the deal and the buyer broker, if one, is compensated as well.  The seller is able to close the chapter of their life and everyone is happy.

So, you've decided that a non-distressed luxury home auction may be for you or for you and your client. What do you think the two most important decisions you will make are?

First and foremost, the luxury real estate auction company you decide to use is, in my opinion, the most important decision.  Are you going to go with the firm that seems to be the best via a simple online search or are you really going to dig into the selection process?  Who is legitimate and ethical and who is not?  I'm here to help with that- just ask.

Second, the manner in which you decide to offer the property is critical to the success of your event.  Should you conduct a "straight" or unpublished reserve, a published minimum bid or a legitimate absolute auction?  It really depends on you, your auction savyness, and the auction company handling the event.

Several of you higher-end agents have asked me lately to explain to you why something like a non-distressed luxury home auction may make sense for your client.  Most of you told me that your client asked you to look into the possibility while a few of you told me that you are thinking about running the idea by your client.  Either way, I'm happy to hear that the non-distressed auction option is something finally gaining some traction here in North America.

So, why and for whom would it make sense?

Why? By using a date-certain event, it would allow your client to close a certain chapter of their life and move on knowing with certainty exactly when that would be.  Most of the clients I work with are downsizing but retiring, moving, and health issues are common as well.

Who? The ideal seller client is likely not distressed.  There may be little, if any, debt on the home.  They don't have to sell.  They are realistic on the true, fair market value of their property.  They understand that auctions create urgency and excitement on behalf of affluent, end-user buyers.

Your seller will like the idea of the high bidder tendering a non-refundable deposit on sale day closing in 30 days or less cash, contingency-free.
