Luxury Auctions Not Just for Homes

I still run across people every week that don't realize that luxury homes, like art or exotic cars are sold primarily at auction.  But what about other assets?  Did you realize that yachts and airplanes are also sold at auction? Perhaps not as often as high-end homes but still more often than one would think.

It really doesn't matter what one is auctioning as the concept is the same.  That concept is to offer something special using a date-certain event forcing interested parties to take action.

Now, would this concept work well with say a Honda Accord or a pontoon boat?  Probably not because there is really nothing special about either of these assets which are common in nature.  However, if we are talking about a vintage Ferrari or a Admiral X Force yacht, that is a different story.

Interested in learning more about non-distressed premier home auctions and the luxury real estate auction companies that conduct them?  Reach out to me anytime.

So, is there a Reserve?

Sunday, 07 June 2015 Category Auction a Luxury Home

By far the most common question that I am asked initially when it comes to luxury real estate auctions is "Is there a reserve?"  Most people are not that familiar with auctions in general, especially auctions of high end properties which is somewhat of a niche market here in the US.  Of course the simple answer is yes, there are auctions with reserve as well as auctions without reserve or "absolute" auctions.

It is human nature that most people considering an auction of their personal residence would prefer to conduct an auction with reserve.  For more auction-savvy individuals, a no reserve or "absolute" auction may not seem as daunting as they understand the psychology of auctions and realize that a legitimate no reserve sale almost always generates better results.  Why do I use the word legitimate?  Because one needs to be very cautious when working with a firm who promotes every one of their auctions as "absolute" or "selling without reserve".  See more on this very, very important subject here.

So, how long has your luxury property been listed?  Are you downsizing?  Would you like to use a date-certain event to force affluent buyers to a point of action?  Have you ever considered a non-distressed auction event?  If so or if this is an entirely new concept to you, a good place to start would be here with me.  I am happy to advise you, steering you in the right direction.  Just ask.

Luxury Real Estate Auctions and Goodwill

Monday, 20 April 2015 Category Luxury Property Auction

Today, let's talk about what my local Goodwill and luxury home auctions have in common.  Sounds impossible that the two could be linked but I think I have found a way.

I've notice that many of the Goodwill retail stores here in Austin hold an auction every Saturday.  They have a special section of the store reserved for the items they will be auctioning and allow people to leave bids days prior or to bid live at 1:00.  The items they auction are noticeably the better items they receive from donations such as flat screen televisions, nice furniture and collectibles.  In my spare time, I enjoy buying items at auction to resell and was excited to see what I thought was an opportunity the first time I went to one of the Goodwill auctions.  However, after attending two or three of these events, I quickly realized that there were no deals to be had here.  People were paying retail and beyond prices for items just because they being auctioned.  Much like a high end home auction, bidders often think they will obtain a real deal, but rarely do.  Have you ever heard someone say "I paid too much for something at an auction".  "I got caught up in the excitement".

In addition, many of you know that I am a real advocate of the live, outcry auction.  Bidders are more likely to get caught up in the emotional elements of an auction when they are live, onsite competing with other ego bidders.  I'm all for accommodating someone to bid via phone or internet but only if there is no way that they can be there in person and they are a legitimate bidder.  That being said, I've noticed that rarely, if ever, does the person who left a bid at Goodwill and is not in attendance wins the item.

So, how long has your home been listed?  How many price reductions have there been? Would you like to use my Goodwill analogy to force affluent buyers to a point of action by using a date-certain event non-distressed auction?  Who is the best luxury real estate auction company?

Let's have a dialogue.  I am happy to educate and advise you.  Contact me anytime.

Downsizing a Big Trend. Auction a Luxury Home?

Sunday, 24 August 2014 Category Luxury Home Auction

I have been in the luxury real estate auction business for a long period of time and don't think I have ever seen so many sellers downsizing.  As I mention here often, most of the luxury home sellers I work with are not distressed and do not have to sell.  Their primary reasons for sale are retiring, moving, downsizing, health issues, or some combination of these.

However, I am seeing a real trend of downsizing.  Clients of late have been living in homes ranging from 8,000 sq. ft. to 18,000 sq. ft.  They are tired of the constant maintenance and excessive recurring expenses that come with owning large homes like this.  All have had their home listed for an extended period of time with few, if any, legitimate offers.  Some are moving while yet others are experiencing health issues.  Does this sound like you or your client?

If so, why not take a look at working with me on a non-distressed, high-end auction event?  Yes, there are buyers out there who are looking to upsize.  What better way to capture this audience than to conduct a high-profile marketing campaign coupled with a date-certain event?  The date-certain event forces affluent, busy, end-user buyers to react by giving them a deadline.

Is a luxury home auction for me or for my client?  Who is the best luxury home auction company for me or for us? I am happy to have a dialogue regarding such.  Reach out anytime.

Break Your Dependence on Traditional Listings Only.

Friday, 04 July 2014 Category Luxury House Auctions

On this Independence Day, let's talk about the common dependence of both realtors and private sellers on the traditional method of sale only.  Yes, it is the most common and is best suited for most sellers but there is an alternative- non distressed auction.

When most people hear the word auction, they think distress, fire sale, etc.  While there certainly are those types of real estate auctions, there is also such a thing as a non-distressed auction.  Who would be a good candidate for such?  How about someone who does not have to sell and often times have little or no debt on their property.  Something has usually changed in their life with the usual suspects being downsizing, moving, retiring or there may be health issues.  They have usually had the property listed for some time with little or no legitimate offers.  The sale of their home is the one thing keeping them from moving on with their life.

Something like a luxury home auction forces affluent buyers to react by using a date-certain event, something that is not present in a traditional sale.  The high bidder places a non-refundable deposit in escrow and has 30 days to close period, end of story.  The property sells for full market value.  The agent receives a fee for referring the deal and the buyer broker, if one, is compensated as well.  The seller is able to close the chapter of their life and everyone is happy.

Want to learn more?  Need to know who the best luxury home auction companies are?  Reach out to me anytime to discuss.  My advice is complimentary and my experience in the field priceless.

Two Most Important Decisions Regarding a Luxury Home Auction.

by Gary Gilbert

Sunday, 04 May 2014 Category Luxury Property Auction

So, you've decided that a non-distressed luxury home auction may be for you or for you and your client. What do you think the two most important decisions you will make are?

First and foremost, the luxury real estate auction company you decide to use is, in my opinion, the most important decision.  Are you going to go with the firm that seems to be the best via a simple online search or are you really going to dig into the selection process?  Who is legitimate and ethical and who is not?  I'm here to help with that- just ask.

Second, the manner in which you decide to offer the property is critical to the success of your event.  Should you conduct a "straight" or unpublished reserve, a published minimum bid or a legitimate absolute auction?  It really depends on you, your auction savyness, and the auction company handling the event.

Reach out to me anytime to discuss these or any other topics related to non-distressed higher end home auctions.  My services are complimentary and my advice priceless.

Why a Luxury Home Auction Could Make Sense for My Client.

Sunday, 06 April 2014 Category Luxury House Auctions

Several of you higher-end agents have asked me lately to explain to you why something like a non-distressed luxury home auction may make sense for your client.  Most of you told me that your client asked you to look into the possibility while a few of you told me that you are thinking about running the idea by your client.  Either way, I'm happy to hear that the non-distressed auction option is something finally gaining some traction here in North America.

So, why and for whom would it make sense?

Why? By using a date-certain event, it would allow your client to close a certain chapter of their life and move on knowing with certainty exactly when that would be.  Most of the clients I work with are downsizing but retiring, moving, and health issues are common as well.

Who? The ideal seller client is likely not distressed.  There may be little, if any, debt on the home.  They don't have to sell.  They are realistic on the true, fair market value of their property.  They understand that auctions create urgency and excitement on behalf of affluent, end-user buyers.

Your seller will like the idea of the high bidder tendering a non-refundable deposit on sale day closing in 30 days or less cash, contingency-free.

Finally, who is the best luxury real estate auction company suited to work with you and your client?   Let's discuss this question offline.  I am happy to share my thoughts via a phone call.  Reach out anytime.
