How Common are Luxury Real Estate Auctions? More Common than One Would Think.

Even after doing this for many, many years, I am still surprised at the amount of people who are not aware of the luxury real estate auction concept.  Not surprisingly, many that hear the word auction still affiliate it with distress, fire sale or foreclosure.

When I run across someone that is not familiar with the non-distressed high end real estate auction concept, I often ask them to think about how an exotic, vintage car or a multi-million dollar piece of art is sold.  Do they list it at an inflated price, reduce the price over time and deal with contingencies from buyers?  No, they set a date, promote the sale and auction it to an affluent buyer in a cash, contingency-free manner.

So, how common are luxury home auctions here in the US?  Probably more common than one would think but still somewhat of a foreign concept to most.

Luxury Auctions Not Just for Homes

I still run across people every week that don't realize that luxury homes, like art or exotic cars are sold primarily at auction.  But what about other assets?  Did you realize that yachts and airplanes are also sold at auction? Perhaps not as often as high-end homes but still more often than one would think.

It really doesn't matter what one is auctioning as the concept is the same.  That concept is to offer something special using a date-certain event forcing interested parties to take action.

Now, would this concept work well with say a Honda Accord or a pontoon boat?  Probably not because there is really nothing special about either of these assets which are common in nature.  However, if we are talking about a vintage Ferrari or a Admiral X Force yacht, that is a different story.

By request, let's talk today about something other than luxury home auctions, something that I advise on often.  Let's take a look at luxury ranch auctions.  They, like homes, are also sold via high-end auction, just not as often.  So, why is that?  The obvious reason is that are so many more premiere homes for sale than there are ranches.  Other reasons may include location and seasonality.

The business model is no different for a ranch auction than it is for a home auction.  The primary difference is the buyer profile.  The luxury ranch auction buyer profile is typically not someone that is planning to operate it agriculturally but instead is purchasing it as a "trophy property".  Many of these type properties are located in Colorado, Texas, Wyoming and Montana.

Luxury Ranch Auction Season Is Here

Did you know that much like luxury homes, luxury ranches are also sold at "high-end" auction?  They do not occur with the same frequency as luxury home auctions, but do occur more often than one might think.

Most of these events take place out West.  Most common are Colorado luxury ranch auctions, Wyoming luxury ranch auctions and Montana luxury ranch auctions with sales occasionally taking place in places like California and Texas.  These are usually not hard core agricultural properties but are instead lifestyle properties.

Most of these auction events take place in late Summer/early Fall or sometimes in the Spring.  The Winter months often find these properties snowed in with mud season following once things start warming up.

Ranches Sold at Real Estate Auction

Luxury and traditional ranches, much like luxury homes are also good candidates for luxury real estate auctions.  While there are much fewer ranches for sale out there than there are homes, they too need a catalyst like an auction to accelerate their sales process.

The ranch selling season is more limited than that of homes given the fact that most of the ranches sold through a luxury property auction are located out West and may be covered in snow or mud for much of the year.  That being said, the prime selling season for these ranches is just around the corner.  A good auction marketing campaign needs at least 60 days lead time to promote the event and to educate potential buyers.  For those of you out there who own a big ranch property or if you are an agent representing one of these sellers, it is time to start the dialogue regarding a summer auction.

You or your ranch seller is probably not distressed.  You or they likely have had the property listed for an extended period of time.  They likely want to sell because they are trying to downsize, move or retire.  If this sounds like you or your client, let's talk.
