Just as I wrote about last year, downsizing continues to be the dominant trend in our business of luxury home auctions.  My upcoming auction event is for an 18,000 +-  square foot home.  My sellers, just like many others, are simply done with the upkeep and the huge amount of energy and money required to continue maintaining their property.  They have had the home listed for an extended period of time with no results and are simply ready to move on with their life.  I have heard recently more than once "We just use two or three of the rooms in the entire home"

Well, looks like it's that time of year again for the luxury home auction selling season.  Remember that it typically takes at least 60 days to promote an auction event so we are now booking June, July and August sales.

In particular, waterfront homes are very active.  That and downsizing.  The past several auctions I have participated in were for folks who were simply downsizing.  The children and grandchildren were not utilizing as before with the owners just living in or or two rooms of the big home.  That was the case for my Orange Beach luxury home auction and for my upcoming Southlake waterfront home auction for a huge 18,000 sq. ft. dwelling.

Misleading "Absolute" or "Without Reserve" Luxury Home Auctions Still Prevalent

It's been a while since I wrote about the topic of the bogus "absolute" or "selling without reserve" auction as it relates to luxury home auctions.  Let's pick up the topic again today as it seems to me that the bait and switch is being used today more than ever, in particular by one firm who on the surface appears to be legitimate.

So, why should this concern you as an agent or as a private seller considering a non-distressed luxury real estate auction?  Because it opens the door for litigation for you as a seller or agent while eroding the buyer base interested in purchasing a high end home at auction.

Here is how the bait and switch happens:  A luxury real estate auction company tells their seller that they will advertise the event as "absolute" or "without reserve" which in theory should generate a high amount of interest from potential buyers.  I say in theory which is true if the event is a legitimate absolute auction.  The company tells the seller that they will cancel the auction a couple of days prior if the interest is not sufficient.  I've been dong this a long time and can tell you that most of the best buyer candidates surface the day before the auction.  By cancelling, one is not giving the auction a chance to work.  If this is even a possibility, any firm should simply pass on the business in the first place.  Not to mention the unsuspecting buyer.  Imagine that you as a potential buyer have traveled and are ready to bid only to find that the event has been cancelled.

I can't tell you how many times this happens.  The auction company quietly cancels the event and then spins the true results in media.  Consider it a big red flag if you hear that an absolute luxury home auction sale is "pending" or my favorite- it has been postponed due to overwhelming interest.

Passing on Luxury Home Auction Sellers who are not Ready.

So you've heard all about how a non-distressed luxury home auction may be a good fit for you or your client. You or your client meets all of the criteria I often discuss (non-distressed, may be downsizing, probably has experienced a lengthy listing).  But how good of a candidate are you or are you and your seller really?

It all comes down to how realistic one is regarding the true value of their luxury home they are considering auctioning.  The reason that something is not selling almost always comes back to price.  For example, if you or your client have had your property  listed for at least one year at $2.9m and your reserve price at auction has to be $2.4m, I can't help you.  No one can help you.  Back in 2007 when things were artificially booming, perhaps, but today no way.

In many cases, it is best for all parties to simply continue to market the home traditionally while the seller becomes more realistic on the true value of their home.  Many times, I will have clients come back to after a year who have gone through the process of price reductions only to still be stuck with the home they are trying to sell so they can close this chapter of their life cutting the anchor of never-ending maintenance and expenses.

Well, here we are, in the heart of the season for non-distressed high-end luxury home auctions.  I just wrapped up a successful waterfront event last week and have two more waterfront events coming up in the next few weeks.

So why is this time of year so popular for our business?  It is because sellers are emerging from a dormant winter sales season and are trying something different.  You know the old saying that the definition of insanity is doing the same thing over and over expecting different results?  I rest my case..

I am currently involved in three luxury home auctions whose sellers' situations are exactly the same.  In addition to being non-distressed and not having to sell, they are all downsizing. As a matter of fact, the past several high end home auctions I have been a part of were downsizing.  Why is this?

Back in the day, the mcmansion was all the rage.  However, these are different times and downsizing is currently all the rage.  Every seller I work with tells me how stressful, both physically and financially, it is to maintain a large home.  It is a constant battle with landscaping, repairs, taxes, insurance, etc.

All of the sellers I work with have experienced the long listing with a traditional real estate agent.  They have all experienced a series of price reductions.  They are ready to move on with their life and cut the anchor of the big home that is weighing them down.  Our program allows them to accomplish just that by using a date-certain event to force affluent buyers to a point of action, something the traditional method of sale is not able to achieve.

Ask me what my favorite real estate asset class to sell via auction is my answer will always be waterfront.  I've been doing this a long time and have always experienced that waterfront homes typically do very well via non-distressed auction.  People love the water.  Add a luxury home to the water and one has a highly desirable  commodity.

Currently, I am involved in two upcoming waterfront luxury home auctions. I have already received numerous inquiries and discussion of a pre-sale for one of those whose advertising has not even begun.  This home had been listing for a long period of time with few, if any serious inquiries.  I can only imagine how much activity will be generated once the advertising begins.

As most of you know, my favorite season for the luxury home auction business is here.  Well, not technically, but based on our model of a 60-70 day advance marketing program, it is.  Those sellers and their agents that understand the power of a date-certain event are taking advantage of the April and May time period by scheduling their events for those months.

I am currently working with non-distressed sellers who have experienced long listings with both waterfront and city homes.  They, like all of the sellers I work with, do not have to sell.  They have experienced a lengthy listing and are downsizing.  They like the idea of using a date-certain event forcing affluent, end-user buyers to a point of action.

Pre-Selling a Luxury Home Offered at Auction.

Today, let's touch on the subject of the pre-sale as it relates to luxury home auctions.  Just like it sounds, a pre-sale occurs when a property offered at auction sells prior to it's scheduled auction.

So, why would this happen?  In most cases, it happens when someone who is very interested in a property offered at auction prefers to negotiate pre-auction instead of bidding at the auction itself.  In many cases, one does not want to get into a competitive bidding situation on sale day and has a personality that would rather purchase in a more traditional way.

The magic the auction method offers that the traditional method of sale does not is the date-certain event which forces buyers to a point of action.

So, how often does a property pre-sell?  In my many years of experience in the field, I would estimate that this happens about 10-15% of the time.

What is the best month of the year to conduct a non-distressed luxury home auction? In my last post, I wrote about Spring luxury home auctions.  A few of you have asked me what I feel is the best month of the year to conduct luxury real estate auctions.  It really depends on where one lives but generally speaking, I tend to favor the month of April.

In most regions of the US, April is a great weather month.  Things are greening up and the warm winds of Spring seem to put many in a good mood.

That being said, any of you considering a non-distressed high-end real estate auction event in April need to commit to such by the end of January or the first part of February.

Now Booking Luxury Home Auctions for Spring

Yes, you read that correctly.  We are now booking luxury home auction events for March and April.  Why so far in advance?  Because a typical campaign needs anywhere from 60 to 90 days lead time to properly market and show the home.

The first 30 days are spent gathering due diligence items as well as designing and producing high-end marketing pieces.  In addition, photos, including drone aerial video are being produced.  The next 30 days are when the bulk of the advertising and marketing takes place.  The final weeks prior to the auction are used for property tours.

So, there you have it.  If you are considering a Spring non-distressed luxury real estate auction event, it is time to start the dialogue and put a plan in place.  Let's choose an exact date and use it to force affluent, end-user buyers to a point of action, something the traditional method of sale is not able to accomplish.

Even after doing this for many, many years, I am still surprised at the amount of people who are not aware of the luxury real estate auction concept.  Not surprisingly, many that hear the word auction still affiliate it with distress, fire sale or foreclosure.

When I run across someone that is not familiar with the non-distressed high end real estate auction concept, I often ask them to think about how an exotic, vintage car or a multi-million dollar piece of art is sold.  Do they list it at an inflated price, reduce the price over time and deal with contingencies from buyers?  No, they set a date, promote the sale and auction it to an affluent buyer in a cash, contingency-free manner.

So, how common are luxury home auctions here in the US?  Probably more common than one would think but still somewhat of a foreign concept to most.

What is the Best Time of Year to Conduct a Luxury Home Auction?

Well, here we are again knocking on the door of Thanksgiving then rolling right into Christmas.  A few of you have squeezed in a year-end auction event while the rest of you are now booking 2016 events.

So, what are the best times of the year to conduct a non-distressed premier home auction? It really depends on where your property is located.  If you are in South Florida or Southern California, any month is typically fine.  However, January seems to be one of the slowest months with the hangover from Christmas and New Year's lingering.

My two favorite months to conduct luxury real estate auctions are March and April. Things are greening up in most parts of the US, the weather is changing and important business decisions are being made.  Do the math and with a two to three month marketing campaign prior to an event, one needs to begin the dialogue regarding their event soon.

Luxury Auctions Not Just for Homes

I still run across people every week that don't realize that luxury homes, like art or exotic cars are sold primarily at auction.  But what about other assets?  Did you realize that yachts and airplanes are also sold at auction? Perhaps not as often as high-end homes but still more often than one would think.

It really doesn't matter what one is auctioning as the concept is the same.  That concept is to offer something special using a date-certain event forcing interested parties to take action.

Now, would this concept work well with say a Honda Accord or a pontoon boat?  Probably not because there is really nothing special about either of these assets which are common in nature.  However, if we are talking about a vintage Ferrari or a Admiral X Force yacht, that is a different story.

Time Running Out to Conduct Year End Luxury Home Auction.

Well, summer has come and gone but the selling season for luxury homes in most markets here in the US has a little life left.  Since I write here regarding non-distressed higher-end home auctions, let's focus on that market's season specifically.

A typical campaign to market a home including showings and other due diligence takes anywhere from 60-70 days.  Do the math and you will see that auctions are currently being booked for mid-November.  With Thanksgiving in late November and Christmas just around the corner from then, I recommend that the latest anyone conduct an auction is somewhere around a week prior to Thanksgiving.

That being said, if you would like to use a date-certain event to force affluent buyers to a point of action and want to close before year-end, I recommend that you contact me as soon as possible to discuss your options as they relate to the luxury real estate auction world and the luxury real estate auction companies competing for your business.

I guess if you've been in the luxury real estate auction business as long as I have, one would think one had seen it all.  However, I stand corrected.

It seems now that one of the bait and switch tactics being used out there today in the marketplace is to extend the auction's scheduled date due to overwhelming interest.  Really?  So you're telling me that there was so much response for a luxury home auction campaign that extra time is needed to accommodate extra potential bidders?  That is absurd and really just code for "the results weren't what we promised and we need extra time to try to salvage this deal"

Non-Distressed Luxury Home Auctions Gaining in Popularity.

I have been doing this for a long time and can't remember a time when so many non-distressed luxury home auctions were taking place.  Are we here in the USA going the way of some countries where auction is the preferred way to sell real estate?  Probably not. However, the concept certainly is trending here.

Why is that?  I think a lot of it has to do with the fact that sellers are becoming more educated and aware of the benefits a high end real estate auction can offer them.  Benefits like selling for full market value in a 60 day window with a 30 day cash, contingency-free closing allowing them to close a certain chapter of their life, something the traditional method of sale has not been able to accomplish.
